The W06 project is a mixed use development comprising a 150,000 sq/ft office and a 150-unit private rented sector (PRS) apartment building at Wembley Park, sitting on a common retail podium with a courtyard space between the buildings. The scheme forms part of the overall residential-led regeneration of the Wembley area.
The office building is designed to the British Council of Offices standards, and the residential building conforms to the Quintain standard PRS brief. CRE8 structures are the civil, structural and geotechnical engineering consultant for the entire development. The buildings are being developed in BIM using Revit software.
Both buildings utilise the common, site-wide waste management system, Envac, and are linked to the Wembley Park district heating system. The building footprint and basement usage has been minimised as a result as these systems, removing a large amount of the space requirement.
The site is also situated on the original 1924 Empire Exhibition site, so there are a number of potential buried obstructions that may impede the construction of foundations. There is also a risk of unexploded ordinance (UXO) on the site which will require both a desk top and; if the risk warrants it; probing ahead of any intrusive ground work. CRE8 structures have experience procuring UXO surveys and the management of the risks through the construction process in both Health and Safety terms and building contract terms.
