Carlton Dene 
The Extra Care and general needs housing development at Carlton Dene incorporates elements of Care and Extra Care together with affordable rent general housing on the existing Carlton Dene Care Home and Peebles sites.

The project is to construct two blocks with a landscaped parking podium in between. The buildings are composed of 4 to 6 storeys for the 64 unit Care and Extra Care (CEC) block and 2 to 7 storeys for the general needs housing block of 23 units. The CEC block contains a kitchen, a cafeteria for visitors and a laundry as well as parking for staff and servicing. The main building frame is to be of reinforced concrete with Light Gauge Steel considered for the infill bedroom blocks above.

The scheme aims to be designed to comply with ACEC standards as the Council wish to move towards more carbon neutral approaches by minimizing the energy consumption. The design has also been enhanced by adopting the guidance from the HAPPI (Housing our Ageing Population: Panel for innovation) report 2009.

CRE8 are appointed as structural engineers for the development and have led the design discussions on issues such as the underground constraints of the site where there are significant tree root issues from important and protected trees within and on the perimeter of the site. This has resulted in cantilever foundation solutions where feasible or partial removal of a section of roots where it is considered not to damage the overall health of the tree.

CRE8 Structures are now part of the contractor’s team completing the detailed design of the development. Construction commenced early 2024.
