The site is in an established residential area served by a number of bus routes, is 0.6 miles from Forest Hill national rail station and is bounded by Stanstead Rd, Brockley Rise and St Germans Rd. There is an existing health centre on the site and there are known surface water flooding issues in the area.


The aim of the development is to produce a new health centre building and a residential building on the spare land. The client has appointed CRE8 structures as structural/ civil and drainage engineering consultant to provide advice and support in identifying an appropriate strategy and a full feasibility with the intention of progressing to pre-application stage, and potentially the submission of a full or hybrid planning application.

The proposed scheme comprises a new c1,650 sq m health centre and 50 residential units with no basement. The initial pre application meeting identified the need for a coherant flood risk assessment to be developed at the outset with the redevelopment so that the LB Lewishams concerns can be addressed. CRE8 Structures is developing that strategy with the design team as part of the feasibility assessment.
