The Hive Building
The W06 project is a mixed use development comprising a 160,000 sq/ft office and a 150-unit built to rent (BTR) apartment building at Wembley Park. Both buildings sit on a retail podium with a courtyard space between the buildings.

This Grade A, hi-tech speculative office building was designed to the British Council of Offices’ standards and achieved BREEAM Very Good.
The cooling load was reduced by using the thermal mass cooling effect of the exposed concrete soffits reducing energy consumption. The building was designed and documented in BIM using Revit software. The entire W06 development is serviced by district heating and centralized, vacuum based, waste management system, Envac.
Collaborative working existed throughout the design and construction process for The Hive Regular design workshops occurred at the Architect’s offices and were kept separate from progress and reporting meetings to ensure there was enough time spent on the development of the design. CRE8 Structures were an advocate of this approach which encourages full participation of the team to all design workshops. This included regular BIM meetings which focus on the development and coordination of the federated model. This process was made possible by using and sharing Revit models every week.
